A flat roof inspection examines accessible components and visible signs of deterioration, leaks or drainage problems. It supports a decision, but a visual visit does not automatically reveal concealed layers or every cause of a problem.
Give the visit a clear purpose
Preventive review, recurring leaks, a property purchase and replacement planning each raise different questions. Provide available documents and identify where symptoms have appeared. If you need a written report, photographs or information for a particular purpose, explain that during the initial discussion so the expected scope can be agreed.
Look beyond the main roof surface
Seams, upstands, flashings and drainage outlets provide information that roof colour alone cannot. Previous repairs, debris, standing water and access paths around equipment are also relevant. Access and weather can limit what is visible; those limitations need to be understood before drawing conclusions from the visit.
Turn observations into next steps
A visible defect may call for repair, monitoring or further investigation. Concealed materials, inaccessible areas and intermittent leaks may require other diagnostic methods. The value of an inspection is in prioritizing the questions and avoiding a decision based only on a photograph or estimated age. Ask which actions are proposed and the reason for each.
Prepare for our conversation
- Purpose of the visit and priority questions
- Available invoices, warranties and plans
- Leak history and recent work
- Access arrangements and on-site contacts
Your questions, answered.
Can an inspection establish the roof’s exact age?
Installation records are the best starting point for dating a roof. Appearance can provide information about its condition but does not prove the installation year on its own.
Does a visual inspection confirm that insulation is dry?
Not in every situation. Moisture beneath a membrane can require further investigation. Appropriate methods and their limits should be discussed in relation to the observed problem.
Will I automatically receive a detailed written report?
Explain your needs when requesting the visit. An estimate visit and a written-report assignment are not necessarily the same service; the expected deliverable should be agreed beforehand.
