Replacing a flat roof means renewing components that have reached the end of their useful service and creating an assembly suited to the building. The decision depends on the membrane, deck, insulation and drainage; age alone does not determine the answer.
Start with the existing roof
An aging surface does not tell the whole story. We discuss leaks, previous interventions and standing water. A visit helps examine accessible areas and identify any further investigation needed. Exploratory openings may be necessary to understand concealed layers; their location and reinstatement should be agreed before that work begins.
Compare the same scope of work
A useful estimate identifies removals, deck preparation, the new system’s components and the details to be renewed. Ask what is included for parapets, drains, penetrations and equipment. Any damaged decking or wet materials found during removal should be covered by a clear process for assessing the work and approving additional costs.
Plan around everyday life
Building access, parking, lifting, the disposal container and protection of surrounding areas all affect site organization. An occupied property also needs communication with residents or staff. Serge & André takes a direct approach to discussing the proposed sequence, weather-related constraints and the items to review at the end of the project.
Prepare for our conversation
- Building address and number of units or commercial use
- Approximate roof age and known repairs
- Photos of leak symptoms and safely accessible areas
- Access, parking restrictions and preferred timing
Your questions, answered.
Does every existing roof layer have to be removed?
Not automatically. The decision depends on material condition, loads, the selected system and applicable requirements. The proposal should explain what will be removed, retained or checked when the roof is opened.
Can an asphalt-and-gravel roof be converted to TPO?
A conversion can be considered after assessing the deck, moisture and building details. It involves more than simply putting a white membrane over the existing roof surface.
How should I compare two replacement estimates?
Compare the same materials, removals, finishing work and exclusions. A square-foot price is much more useful when its included scope is clearly described.
